Where each stage sits
What actually moves the date
Site works rarely delay a project because the demolition took too long. They delay it because something was found late, or because three separate contractors each needed the site at a different time.

Site acquired, approval in train
Due diligence on what is actually on the block
Asbestos, fill of unknown origin, a pool nobody mentioned, rock, or a neighbouring structure on the boundary. These are the things that move a programme after contracts are signed, and all of them are visible at a site visit.

Approval granted, pre start
Disconnections, notifications and protection
Service disconnections are booked with the authority and are outside everyone's control, so they start the day approval lands rather than the week before demolition. Hoarding, dust and sediment control and adjoining property protection are scoped at the same time.

Hazardous material out, then the structure down
Asbestos removal by licensed removalists, air monitoring and independent clearance, then demolition in a controlled sequence with material sorted and carted as it comes down rather than stockpiled.

The dig, on the same mobilisation where it suits you
Bulk excavation, site cut, basement or detailed excavation for footings and piers. Where demolition and excavation sit on one contract, there is one mobilisation and one programme instead of two.

Handover to the build
Cleared, graded and at the level your engineer specified
Site left clean, swept and compacted where that is in scope, with disposal dockets handed over so the waste trail is documented rather than described.
Why it matters
What one contract actually changes
Splitting site works across a demolisher, an asbestos contractor, an excavator and a cartage company is normal, and it works. It also means four mobilisations, four scopes with gaps between them, and four diaries to line up.
- One scope, no gaps. The questions that usually fall between contractors, who takes the slab, who takes the fill, who leaves the block at what level, are answered in one place.
- Shared mobilisation. Where demolition and the dig run together, the plant comes once. On a tight block that is the single biggest saving available.
- One sequence. Asbestos clearance before demolition, demolition before the dig, cartage alongside both rather than after.
- One documentation trail. The licence, the notifications and the disposal dockets arrive together rather than from four sources.
What it does not change: the asbestos removal licence still sits with the licensed removalist and the clearance is still issued independently. That is how it has to work.

What we will not do
We will not put a fixed price on rock, contaminated soil or asbestos quantity before anyone has looked at them. Those are priced on rates agreed before we start, so the exposure is visible rather than buried in a contingency you cannot see.
