Asbestos-Contaminated Soil Removal
Contaminated ground out, classified before it moves
Excavation, removal and disposal of asbestos contaminated soil. Usually the result of fibro being broken up, burnt or buried on a property decades ago, and usually found when somebody starts digging. The ground is classified before it moves, because the classification is what decides where it can legally go.
Removal by licensed asbestos removalists. Max holds demolition licence AD214737
Before anything starts
Six things have to be settled first, and not all of them are ours
Most jobs that run late run late on this list rather than on the work itself. Each line says who owns it.
- 01
Soil sampling and classification
Who You, through an environmental consultant
Soil is sampled and classified differently from building materials. This is what sets the disposal pathway and therefore most of the cost.
- 02
Extent of the contamination
Who Your consultant
How far it goes laterally and how deep. Without this the excavation has no defined edge.
- 03
Validation plan agreed
Who You, through your consultant
How the site will be shown to be clean once the material is out. Agree it before digging.
- 04
Licensed removalist engaged
Who Max
Asbestos contaminated soil is handled under the asbestos pathway, not as general excavation.
- 05
Disposal facility booked
Who Max
A facility licensed to receive the specific classification, confirmed before the first load.
- 06
Controls for the open excavation
Who Max
Dust suppression, exclusion zones and covering, because an open contaminated pit is a live risk.
Scope
What the quote does and does not cover
Stated side by side so there is nothing to discover later. Anything in the right hand column can be added, it is simply priced separately.
Included as standard
| Item | What that means |
|---|---|
| Excavation | Of the material within the defined extent |
| Handling under the asbestos pathway | By licensed asbestos removalists |
| Dust and exposure controls | Suppression, exclusion zones and covering of stockpiles |
| Loading and covered transport | To a facility licensed for that classification |
| Disposal and dockets | With the dockets handed to you |
| Air monitoring | Where the work requires it, by an independent licensed assessor |
Quoted separately
| Item | Why it is separate |
|---|---|
| Soil sampling and classification | Consultant work, done before the quote |
| Validation sampling after excavation | Consultant work, done before backfill |
| Backfill and compaction | Quoted separately once the validated extent is known |
| Contamination beyond the site boundary | Outside what a removal contract can resolve |
| Groundwater | A separate scope with its own approvals |
| Structural asbestos in buildings | A different scope under the same family |
The detail
What makes contaminated soil so much more expensive than sheeting
- It is priced by the tonne, not by the sheet. Soil is heavy. A small area of contamination can be a large tonnage once it is excavated to depth.
- The classification sets the destination. A facility licensed for that classification, which is often not the closest one, and the cartage distance is part of the price.
- The extent is unknown until it is sampled. Which is why an honest quote prices the excavation and disposal on rates rather than a fixed figure.
- The hole cannot close until it is validated. Backfilling before your consultant has taken their samples means digging it out again.
- Water finds the pit. An open excavation collects water, and that water is usually classified too.
- The report outlives the job. The validation report is what a future purchaser, certifier or lender will ask for.
What we need to quote it
- The address
- So we can look at access and what is around it
- Photographs
- One from the street and one of the work itself
- Any reports you hold
- Hazardous materials, structural, survey or levels
- Your dates
- What has to be finished by when, and what is waiting on it
We attend the site before quoting anything substantial.
Found fibro fragments while digging?
Stop the excavation and leave the material in place. Continuing to dig spreads the contamination and turns a defined area into an undefined one.
