What changes an asbestos scope and a price
Two houses of the same age can be a long way apart on asbestos. These are the reasons:
- What it is. Bonded sheeting and friable material are different licence classes with different control measures. Friable work needs an enclosure, negative pressure and a Class A licensed removalist.
- How much of it there is. A survey converts a guess into a quantity. Without one, any price is a range with a contingency inside it.
- Where it is. Eaves and a roof are a different job from wet area linings behind tiles or lagging in a subfloor.
- Whether the building is occupied. An occupied property needs more separation, more monitoring and usually more hours.
- What is underneath. Contaminated soil is excavation work and is classified before it can be priced or carted.
- Access. Material has to come out wrapped and intact. A site with no vehicle access changes the method before it changes the price.
We would rather have it tested and tell you what is actually there than carry a contingency you end up paying for either way.
What we need to price it properly
- The address
- So we can look at access and what is around it
- What is there now
- A photograph from the street and one from the rear
- Any reports you hold
- Hazardous materials, geotechnical, survey or levels
- Your dates
- What has to be finished by when, and what is waiting on it
We attend the site before quoting anything substantial. A number sent without a visit is a range with a contingency inside it, and you pay for that either way.
How it runs
How an asbestos job actually runs
The sequence is set by the regulation, not by preference. Each step has to finish before the next one starts.
Identification and sampling
An accredited laboratory samples anything that will be disturbed. On a pre 1990 property this is the step that decides everything after it.
Scope, licence class and notification
The material found decides the licence class, the control measures and whether the work has to be notified. We scope it and arrange the right removalist.
Set up and removal
Signage, exclusion zones, and for friable work an enclosure under negative pressure. The removal is carried out by the licensed asbestos removalist.
Air monitoring and clearance
An independent licensed assessor monitors the air and issues the clearance certificate. Neither the removalist nor we can issue it.
Transport and disposal
Wrapped, labelled and taken to a facility licensed to receive it, with the disposal dockets handed back to you.
Detail
Where asbestos actually turns up
A guide to where it hides in Australian housing stock built before 1990. It is not a substitute for testing the property in front of you.
| Material | Where it is usually found | Type |
|---|---|---|
| Fibro sheeting | External cladding, internal linings, garages and sheds | Bonded |
| Eaves and soffits | Under the roof line, often still original behind later work | Bonded |
| Corrugated roof sheeting | Garages, carports, patios, outbuildings | Bonded |
| Wet area linings | Behind bathroom and laundry tiles | Bonded |
| Vinyl floor tiles and backing | Kitchens, laundries, hallways | Bonded |
| Fencing | Boundary fences on older blocks | Bonded |
| Pipe lagging and insulation | Subfloor, roof space, around old heating | Friable |
| Contaminated soil | Where fibro was broken up, burnt or buried on site | Friable risk |
