The detail
What changes on a multi dwelling job
- Every unit is its own survey. Flats renovated in different decades hold different materials. A sample from one is not a result for the block.
- Every unit is its own disconnection. Separate meters mean separate authority bookings, and the job cannot start until the last one is done.
- Height changes the method. Above a certain height the structure comes down floor by floor with the material dropped internally rather than reached from outside.
- The neighbours are closer. On a redevelopment block the adjoining building is often within metres, which decides where the machine can sit and how the walls come down.
- The waste stream is bigger and more mixed. Fit out, carpet, insulation and plasterboard from many dwellings, which is why separation on site pays for itself here more than anywhere.
- The programme is staged. Soft strip, hazardous material, then structure, usually with the site handed over in sections rather than all at once.

Asbestos across a whole block is a programme, not a task
Every dwelling is surveyed and the removal is carried out by licensed asbestos removalists under independent clearance. On a block of flats this is usually the longest item before the machine arrives.
