Land Remediation
Ground that cannot stay, classified before it moves
Removing and disposing of contaminated or unsuitable soil and restoring the site. The material is classified first, because the classification decides where it can legally go, and where it goes is almost always the largest line on the job.

Before anything starts
Six things have to be settled first, and not all of them are ours
Most jobs that run late run late on this list rather than on the work itself. Each line says who owns it.
- 01
Site assessment and classification
Who You, through an environmental consultant
What is in the ground and how far it goes. Deliberately not us: the person defining how much comes out should not be the person paid to take it out.
- 02
Extent defined
Who Your consultant
Laterally and in depth. Without a defined extent the excavation has no edge.
- 03
Validation plan agreed
Who You, through your consultant
How the site is shown to be clean afterwards. Agreed before digging, not after.
- 04
Disposal facilities confirmed
Who Max
A facility licensed for that classification, confirmed before the first load.
- 05
Controls for the open excavation
Who Max
Dust suppression, covering, exclusion zones and runoff control.
- 06
Backfill material decided
Who You, with your engineer
What goes back in, and to what compaction, once the hole is validated.
Scope
What the quote does and does not cover
Stated side by side so there is nothing to discover later. Anything in the right hand column can be added, it is simply priced separately.
Included as standard
| Item | What that means |
|---|---|
| Excavation | Of the material within the defined extent |
| Segregation | Classifications kept apart rather than mixed into one rate |
| Dust and runoff control | While the excavation is open |
| Covered transport | To the facility licensed for that classification |
| Disposal and dockets | With the dockets handed to you |
| Backfill and compaction | Where it is in scope, in layers |
Quoted separately
| Item | Why it is separate |
|---|---|
| Site assessment and classification | Consultant work, before the quote |
| Validation sampling | Consultant work, before backfill |
| Contamination beyond the boundary | Outside what a remediation contract can resolve |
| Groundwater treatment | A separate scope with its own approvals |
| Asbestos contaminated soil | Handled under the asbestos pathway |
| Long term monitoring | An ongoing obligation rather than a project |
The detail
Why remediation prices come with rates rather than figures
- The extent is an estimate until it is dug. A defined extent from a consultant is a good estimate, and ground does not always respect it.
- The classification sets the destination. And the destination sets the cartage distance, which is a real part of the cost.
- Soil is heavy. A small area to depth generates large tonnage very quickly.
- Mixing classifications is expensive. One load of the worst material contaminates the rate for everything it travels with.
- The hole cannot close early. Backfilling before validation sampling means digging it out again.
- Water collects. An open excavation fills, and that water usually needs classifying too.
What we need to quote it
- The address
- So we can look at access and what is around it
- Photographs
- One from the street and one of the work itself
- Any reports you hold
- Hazardous materials, structural, survey or levels
- Your dates
- What has to be finished by when, and what is waiting on it
We attend the site before quoting anything substantial.
If the contamination is asbestos, the pathway changes
Asbestos contaminated soil is handled by licensed asbestos removalists under the asbestos pathway, not as general remediation.

Send the consultant report if you have one
The classification and the extent are what make remediation quotable. If you do not have them, tell us what was found and we will tell you what the next step is.
- Excavation and disposal priced on rates agreed before we start
- Classifications kept apart rather than carted as one
- Backfill and compaction quoted once the validated extent is known
