We do not have a published geological record we are willing to assert for every block on the Central Coast, so this page does not pretend to one. What does shape the work here is observable, and it is the same list every time:

  • Holiday stock and permanent stock side by side. Older fibro beach housing a street away from recent builds, which is a very different survey on each.
  • A lot of pre 1990 fibro. Which puts asbestos identification at the front of most jobs here, and is why the asbestos pages for this region exist.
  • Sandy and low lying ground in the coastal strip. Which affects how spoil behaves, how an excavation holds up and what can be reused as fill.

The geology named here is the published regional record. What any particular block is made of has to be found by looking at it.

Topsoil and sandy fill

Loose material near the surface, frequently sandy and frequently brought in. It drains well and it batters poorly.

Stripped and classified. Where a face has to stand, it is battered back or supported rather than left vertical.

What people here ask us first

Why is asbestos such a feature of Central Coast work?
Because a great deal of the older housing is pre 1990 fibro, much of it holiday era stock that was never replaced. Identification sits at the front of most jobs here for that reason.
The street is narrow and the block is steep. What can get in?
Smaller plant working for longer, with spoil taken out as it is generated. On the beachside streets a truck and dog frequently is not an option, so the same volume goes out in more tipper loads.
Does sandy ground change how an excavation is done?
Yes. Sandy material drains well and batters poorly, so a face that has to stand is battered back or supported rather than left vertical, and near the water the water table is close enough that dewatering is planned rather than discovered.
What has to happen before a demolition can start?
A hazardous materials survey, removal and clearance of anything the survey finds, written confirmation that water, sewer, gas, electricity and telecommunications are disconnected, and the approval in place. The structure is the last part, not the first.
Is the slab and the footings included?
Only if that is what the new build needs. Sometimes a slab stays and is built over and sometimes it all comes out, and it is worth settling with the builder before the quote rather than afterwards.
Is Max licensed for the asbestos removal itself?
Max holds the demolition licence, AD214737. The asbestos removal is carried out by licensed asbestos removalists, and the air monitoring and clearance by an independent licensed assessor. The whole pathway is managed as one job so you are not coordinating three contractors.
