What comes up in Tuggerah

3 conditions, and each one is handled differently

Every site is scoped on the day. The table is what the work usually involves here rather than a statement about any particular property.

Warehouse with slab and hardstand

On an industrial site there is frequently more concrete than building.

How it is handled
Structure removed first, then the slab and hardstand broken out and crushed so the clean concrete is reused.
What does it
Large excavator with a shear or grapple, hydraulic hammer, truck and dogs.

Retail tenancy strip out

Fit out, linings and services out of a building that stays standing.

How it is handled
Hazardous materials cleared first, structural elements identified, then removal by hand with the neighbouring tenancies kept open.
What does it
Hand tools and small plant, material loaded at the service area.

Internal strip outs and partial removal

Walls, floors, linings and fit out taken out of a building that stays standing, usually ahead of a renovation rather than a rebuild.

How it is handled
Hazardous materials cleared first, then the removal done by hand so that what remains is not disturbed. Structural elements are identified before anything is cut.
What does it
Hand tools and small plant only, with material carried out and loaded at the kerb.

What shapes the work on these blocks

  • Commercial and industrial land Warehouse, retail and light industrial work rather than knockdowns.
  • Good heavy vehicle access Built for it, which helps the cartage considerably.
  • Slabs and hardstand Frequently a larger part of the job than the building is.
  • Operating neighbours Tenancies that keep trading through the work, so hoarding and hours are planned around them.

Tuggerah is set up for trucks, so cartage is rarely the constraint and a truck and dog can usually stand and load properly. The planning effort goes into working alongside businesses that stay open rather than into plant access.

Tuggerah questions

What people ask before we start

Do you demolish warehouses and retail premises?
Yes. It is licensed work and it runs as a sequence: hazardous materials survey, service disconnections, soft strip, then the structure, with steel and clean concrete separated as it comes down.
What happens to the concrete?
Clean concrete is crushed and reused rather than landfilled, which is usually the cheaper outcome as well as the better one. Keeping it apart from mixed waste is what makes that possible.
Why is asbestos such a feature of Central Coast work?
Because a great deal of the older housing is pre 1990 fibro, much of it holiday era stock that was never replaced. Identification sits at the front of most jobs here for that reason.
Is Max licensed for the asbestos removal itself?
Max holds the demolition licence, AD214737. The asbestos removal is carried out by licensed asbestos removalists, and the air monitoring and clearance by an independent licensed assessor. The whole pathway is managed as one job so you are not coordinating three contractors.
