Scoping
What makes clearing cost what it costs
The block is rarely the issue. These are:
- What is actually on it. A shed and a fence is a day. Mature trees with protection orders, a pool, a slab and thirty years of fill is a programme.
- Where the material goes. Clean concrete, green waste, mixed rubbish and contaminated soil have four different destinations and four different rates.
- Whether the soil is suitable. Fill of unknown origin has to be classified before it can be moved. That is a laboratory step, not a judgement call on site.
- How much has to come back in. Taking material out is one cost. Bringing clean fill or road base back in and compacting it is another.
- Access. Whether a truck and dog can get in, or whether the job goes out in bogie tippers, changes the number of loads and therefore the price.
- What has to stay. A retained tree, a boundary fence or a neighbour’s retaining wall all turn clearing into careful work.
We walk the site, look at all six, and price what is there rather than what is typical.
What we need to price it properly

- A photograph from the street and one from the rear
- Any reports you hold
- Hazardous materials, geotechnical, survey or levels
- Your dates
- What has to be finished by when, and what is waiting on it
We attend the site before quoting anything substantial. A number sent without a visit is a range with a contingency inside it, and you pay for that either way.

Not every job runs all five. Which ones apply is what the site visit settles.
Survey and classification
What is standing, what is growing, and what the ground is made of. Suspect fill is sampled before anything moves, because its classification decides where it can go.
Clearing
Structures, trees, stumps, vegetation and rubbish, separated as they come out so recoverable material does not leave on a mixed waste rate.
Removing unsuitable ground
Contaminated or unsuitable soil excavated and taken to a facility licensed to receive that classification, with the dockets kept.
Filling and levelling
Clean fill, VENM or road base brought in and placed in layers where the ground has to come back up, rather than tipped and spread.
Compaction and handover
Reshaped, compacted and left at the level nominated, with the site swept and the dockets handed over.

Where the material actually goes
Sorting on site costs machine time and saves disposal cost. On most jobs it is the cheaper of the two.
